chevron_rightHow are the HOA dues paid? PLEASE NOTE: The HOA does NOT send HOA Dues invoices by mail. We email dues notices quarterly to the email address provided by the closing attorney at closing and/or by the homeowner. It is the responsibility of the homeowner to ensure that they notify the HOA of their correct email address.The HOA Dues can be paid by mail, by drop off at the drop box located at the Lake Forest clubhouse, or by paying electronically directly from the e-invoice.

Please provide us with the buyers name(s), sellers name(s), property address, and closing date, and we will send you an HOA dues letter.

chevron_rightWhat do the Quarterly HOA Dues cover? The HOA Dues cover:
- Landscaping and maintenance of all common areas
- HOA Management
- Exterior landscaping & maintenance (see additional FAQs for details)
- Roof fund
- Annual Termite bond on each unit- Once per year gutter clean outs (on properties that back up to trees) -
chevron_rightWhat does the HOA's exterior landscaping include? - weed treatment
- mowing
- edging
- shrubbery trimming 2x per year
- sprinkler maintenance
- 1x per year gutter clean-out (for properties that back up to trees)
- 1x per year mulch refresh
Note: trees and shrubbery are individually owned by unit owners. The HOA is not responsible for removal or replacement of dead or diseased trees or shrubbery. -
chevron_rightWhat is the roof fund for? The roof fund is meant as a savings plan to offset the cost to replace the roofs at the end of their natural life span. The roof fund does NOT cover roof replacement due to storm damage, leaks, acts of God, etc. Roofs are individually owned by each Homeowner. Homeowners need to contact their homeowner's insurance companies for storm damage or other acts of God issues. Leaks and repairs from leaks are the responsibility of homeowners. Refer to the Covenants for more information.

chevron_rightWhat are the fence requirements? Fences MUST be approved by the ARC prior to installation. Please contact the HOA office for steps to submit your request to the ARC. Only 1 type of fencing is approved for installation in The Estuary:
1. 6 foot arched top, shadow box, wood fencing that is either pre-stained or stained within 24 hours of installation (no exceptions) in the Breland Brown/Old Jones Cedar stain color. -
chevron_rightCan I make exterior changes to my home? It depends on the change. All exterior changes must be presented to the ARC prior to being undertaken, and MUST be approved by the ARC prior to commencement. Please contact the HOA office for directions.

chevron_rightAre The Estuary units condos or townhouses? The interior AND the exterior of each unit including the lot is individually owned by each property owner, therefore, these properties are Townhomes, not Condos. This is important to know for both your homeowners insurance and your lender. For your homeowners insurance, you need more than just internal contents insurance, you need insurance for the building as well. Lenders - the HOA insurance policy will reflect that these properties are townhomes as well. Please do not contact the HOA asking that the lender be added as a loss payee to the existing policy.
